I recently did a webinar with a number of real estate agents on the importance of marketing your home. The real estate agents, along with the real estate marketing experts and experts in the industry, were really great at getting the most out of the information. They were able to really help me understand exactly how to market my home to the best of my ability. I’m a huge believer in marketing and have a ton of data on what works and what doesn’t.
In the end, I think marketing is more of a personal thing than anything. There are certain things that I think are important, and certain things that I think can be done better, but the fact is that most of it is up to you. The first step is to have a plan in mind. A good plan is what I call a “marketing road map.
The marketing road map takes into consideration all of the things that would be of the utmost importance in marketing your home, including your price range, location, and a lot of other factors.
Marketing plans can be as simple or as complicated as you need them to be. In many cases it’s just the bare minimum. But that’s not always the case. A good marketing plan should take into account every aspect of your marketing that will be critical in your home.
The first thing to consider is your price range. The more affordable you are the more you should consider a marketing plan that will cover that. For example, if you are only planning on having one party, you should consider a marketing plan that will cover that. There should be a marketing plan for renting, whether that be a property manager or an agent or a brokerage. If you aren’t planning on renting, the marketing plan should include a marketing strategy for that, and a marketing plan for letting.
If you are going to have a marketing plan, consider using a marketing strategy that covers how you will promote your new construction home to prospective buyers. Most of us have no idea how to promote our homes. In other words, we don’t know how to market them. If you hire a marketing team, you should consider how they will market your home, and then also including a marketing plan. A lot of people are going to get your home without ever seeing it.
Marketing is the process of selling your home for you. So if you want people to be aware of it, there should be marketing. And a marketing plan is a great way to do this. For example, the marketing plan for our new construction home is to let prospective buyers know that it is located in our neighborhood. It’s located in the middle of nowhere, a pretty crappy spot (one of the reasons we bought it).
That, and the fact that it doesn’t have any neighbors. You want your new construction home to be noticed right? Well this marketing plan has one tiny problem. It’s located in the middle of nowhere.
So, how do you market a home in a middle-of-nowhere area? Not by making it more visible. But by making it more visible. You can’t buy the home for a number of reasons. But you can make it more visible by telling people that it’s in a middle-of-nowhere area.
So, here’s an example. If you put your home in the middle of nowhere, you might get visitors, but that will likely be from your own employees. So, how do you market that? By showing them that you have a neighbor or two just like them. If you want to be able to get your employees to work and get their day-to-day business done, showing them that you have a neighbor to visit keeps their work area tidy and their work area productive.
